    1. Open-up, assess and document

    We started with a controlled demo to expose the dryer chase, plumbing lines and threshold details. Photographic documentation and a written punch list made the scope transparent — no surprises after the initial estimate.

    Damaged studs and rim joist sections were cut out and replaced with pressure-treated LVL where required, tying into existing framing with galvanized hurricane ties.
